  • Labor =$190 / 464 sq ft = $0.41 sq ft Total: $310 / 464 sq ft = $0.67 sq ft
  • 3rd Coat Numbers - Labor = $265 / 464 sq ft = $0.57 sq ft Total: $445 / 464 sq ft = $0.96 sq ft
• Note: For the 2nd and/or 3rd coat, the actual price will be less as the primer will not cost $30 per gallon and customer may choose a less expensive paint.
  • It is best for the 2 coats be paint; however, if primer is required due to semi-gloss was used before, dark to light, new texture or condition of wall, it can be tinted near to the color of the paint.
  • Repeating, a quality job will have 2 coats of paint unless painting with same color or a premium paint is used. Jordan likes Classic 99 compared to Lowes or Home Depot premium paints - and - for the couple dollars more per gallon - will more than likely work well with a single coat of primer and Classic 99.

• Closets are not included at this price unless my paint sprayer is used. This is because of the intense cut-in work and removal and re-installations of the shelves. With all this effort, 3 to 4 hours can be spent on a single closet and 1/3 to 1/2 gallon of paint. I'll still give you a fair price, but the extra labor has to be charged. If a closet is oversized and has wood shelves, 5 to 8 working hours could be spent painting with brush/roller. With my sprayer, one coat will do the job in most cases - so you - the customer benefits with the lowest cost.

The Refinish of the Front Door usually requires a minimum of 2 or 3 visits as Jordan allows each coat to dry for 3 hours or more.  This is Quality Workmanship!  So Find a Neighbor so you both $ave Money!

Ask if just wanting Ceiling(s) painted - However, it will cost more to paint just ceiling because of the cutting in between walls and ceiling. Also, the paint color(s) for your walls will have to be known for required touch-ups.

It is very price effective to paint your ceilings when the walls are painted. Price is higher if rolled.
